Development Practice

Our development practice includes new projects and redevelopment of mixed-use, residential, retail and warehouse properties, including with an emphasis on redevelopment of historic properties in New York City, which has included assemblages and landmark preservation issues. With our network of professionals we are able to navigate all of the complex issues which arise in development deals, from environmental matters, land use and zoning (assemblage), to incentives and historic preservation approvals. With our knowledge of title matters our team can assess and evaluate the risks inherent in easements, zoning lot merger agreement and other encumbrances often affecting New York City or other complex projects. We work closely with our clients to create a team of architects, engineers and other professionals to ensure that the client's goals are reached in the most cost efficient manner. We have substantial expertise with respect to easements and other sharing agreements, construction documents, completion and performance guaranties, and the coordination of private and public sector investments/loans.

Representative Transactions:

  • Leasing, financing and development of a 260,000 refrigerated produce warehouse in New Jersey
  • $84 Million acquisition of a landmarked warehouse in lower Manhattan, which included: contract negotiation, due diligence, negotiation of an acquisition and construction loan adverse to a major European institutional lender and the preparation of an offering plan for the conversion of the development into high-end, luxury condominium units.
  • Development and financing of an 800,000 (square foot general Mall in upstate New York
  • Ground up development and construction financing of condominium project at West 12th Street
  • Development of major retail mall at 125th Street at Frederick Douglas Boulevard.
  • Development of a 600,000,000 mixed-use resort island off of Miami, Florida, including two hotels, a mega yacht marina and excess of $200,000 square foot of luxury retail and high-end restaurants.
